Our luxurious 3 Bedroom, 2 Bathroom Villa is comfortably furnished and equipped to accommodate 6/7 people. Maintained to a high standard throughout you will not be disappointed.

Our beautiful villa is situated in Poinciana, a peaceful semi-rural area just 15 miles South of Kissimmee, where you can relax after the hustle and bustle of the theme parks and shopping malls.

Poinciana has several supermarkets, including Wal-Mart and Publix. There are banks and several takeaways, including Dennys, Burger-King, Pizza Hut and Chinese. There is also a walk-in medical centre.

Situated about 1 mile outside Poinciana is an environmental centre with free entry at weekends, where you can see the local wildlife while walking along raised boardwalks to Reedy Creek home to a number of alligators. Riding stables are about 3 miles outside Poinciana, for those of you adventurous enough to go trekking in the local woodland.

The local golf course is about a 5 minute drive from our home.

The major theme parks are approximately a 30 minute drive, the space coast a 60 minute drive and the White sands of the Gulf Coast a 90 minute drive.

Kissimmee and all its shops and restaurants is a 15 minute drive away. Orlando International Airport is approximately 45 minutes drive. All times are depending on the volume of traffic.

Our Villa is Suitable for the elderly and is Wheelchair accessible.

Smoking is not permitted within the villa except on the covered patio area.

Pets would only be allowed following authorization from the owners

The family room has a tiled floor and is where the 42" cable TV, DVD/Cd and surround sound system are situated with views over the pool and deck area and access via sliding patio doors.

The front living room and dining area are fully carpeted and ideal for entertaining or simply relaxing.

The villa also has Free wireless internet and free local phone calls.

Kitchen
Our fully equipped kitchen has everything you'll need to make anything from a light snack to a full dinner.

And with a outdoor BBQ and large covered lanai you can enjoy alfresco dining also.

The washing machine and tumble drier are housed in the double garage.

Luxurious King size master room with walk-in closet and plenty of drawer space enjoys an en-suite with shower and vanity unit and has access to the pool and patio area.

The second bedroom has a luxurious Queen size bed again with walk in closet and drawer apace.

This room shares the family bathroom.

Twin bedroom

The third bedroom has two twin beds and again has closet and drawer space. There is also a roll away bed, plus a cot/playpen.

This bedroom also shares the Family Bathroom.

The family bathroom has a bathtub and shower, wash basin and toilet, with ceramic tiled floor and access to the patio and pool area.

The pool is 28' x 14' and is fully screened and heated. (Additional cost applies)
The pool deck has plenty of sunbathing area and there is a 30' x 10' covered patio area, for those who prefer some shade, along with pool and patio furniture.

Outside the pool screen is a 2nd patio area with brick built BBQ and floodlight.
